Once you have found a new place to live with us, contact your agent so they can send you the correct paperwork. We work with several different management companies and a large number of private landlords and they want their specific paperwork used. Application paper work is sent by email and uses DocuSign so we will need your legal name and email address to send your paperwork.

If you have a lock on your credit please take it off so we can process your application. We will let you know when to put the lock back on after we run your credit.

Completed application, photo id, two recent and consecutive pay stubs or a signed current offer letter for a new job. If you are self-employed or have other sources of income we will ask for verifiably proof of that income. These documents should be emailed to
info@homes-condos.com with the address you are applying for in the subject line.


Application fee: Most landlords charge a $50 per person application fee but some charge a different amount and is due when you submit the application paperwork. Once you are approved you will need to pay the first months rent and any other fees that are owed before you move in. These fees can be paid online or you can drop off your check at the Baird & Warner office. DO NOT make security deposit checks payable to Baird & Warner, those must be paid directly to the landlord or their agent.

Everyone over the age of 18 are required to fill out an application and necessary documentation.

Service animals required because of a disability and trained to perform a specific work or task are not considered pets. Landlords may ask for additional documentation if the disability is not easily determined. If any paperwork contradicts any laws or civil codes, the laws and codes will take precedents.
